Tenant Find

• Conduct a valuation on your property;

• Conduct either basic or comprehensive imventory (extra charge for comprehensive);
• Draw up Tenancy Agreement;
• Collect first month's rent & deposit;
• Protect deposit on your behalf, if you take this option;
• Check-in tenant on day of move-in;
• Access to our Rewards! programme;
• Access to your own Landlord Portal, providing statements, documents and more 24/7.
• PRICE: One-off payment of 3 week's rent (+VAT)

Fully Managed

• All of above Tenant Find service;
• Monthly rent collection;
• Ongoing monitoring of legal compliance;
• Point of contact for you and your tenant, without ever needing direct contact between you;
• Arranging any maintenance works required;
• 6-monthly inspections;
• Annual rent reviews;
• Serve notice on your behalf, when required;
• Check-out your tenant at the end of the tenancy;
• Return deposit to tenant, minus any charges.
• PRICE: 10% of monthly rent (+VAT), and one-off fee of 1 and half week rent (+VAT)

Extra Services

Rent Insurance - This will ensure that if your tenants are struggling financially, your rent is still paid, giving you peace of mind.

PRICE: £270.00 per annum

Inventory (comprehensive) - We provide a basic inventory free of charge. However, for extra peace of mind, you may want to pay for a professional inventory clerk to provide an extremely detailed catalogue of your property, prior to a tenant moving in.

PRICE: £70 to £130, depending on the size of your property.

Gas Safety Check - All rental properties that have gas serving them must pass a yearly gas safety inspection. A certificate is then produced to show compliance.

PRICE: £40.00

EICR Check (Electrical Safety): All rental properties require an electrical safety inspection at least once every 5 years. A certificate is then produced to show compliance.

PRICE: £160.00

EPC Check: All rental properties require an energy efficiency inspection at least once every 10 years, and it must achieve grade 'E' or higher. A certificate is then produced to show compliance.

PRICE: £40.00
